LEASE EXIT & HANDOVER
A lease end has a date, a clause and a final walkthrough. Haulin’ SaaS turns the lease’s surrender requirements into a managed move-out, so the space is emptied, documented and handed back without surprises or back-charges.
Surrender and restoration clauses decide what “handed back” means: what must be removed, what can stay, and what condition the space must be in. Teams often read that language with weeks left, when the building’s scheduling windows and the landlord’s punch list are already closing in.
We start at the clause and work backward from the handover date, as part of a full office decommissioning project.
Scope is set at the walkthrough and confirmed in a written quote.
We are not a law firm, a cleaning company or a repair contractor. We do not give legal advice on your lease, and wall repair, painting, professional cleaning, hazardous materials and licensed trade work sit outside our scope. We read the clause with you, tell you plainly which items are ours to manage and which need your landlord, counsel or a specialist, and keep that list in front of you while there is still time to act.
Facilities, workplace, real-estate and operations teams facing a lease expiration, early termination, downsize or consolidation in Silicon Valley and the Bay Area, and any tenant who needs a clear, documented handover to the landlord.
Joel Nielsen is a process engineer. Defined scope, sequenced steps and documented closeout are how Haulin’ SaaS runs an office exit, from the first read of the lease to the final walkthrough.
San Jose, Silicon Valley, Santa Clara County and the broader San Francisco Bay Area.
“Broom-clean” is a common lease standard that generally means the space is empty of the tenant’s property and debris and swept clean. Leases define it differently and some require more, so we read your surrender clause at the walkthrough rather than assume. Professional cleaning and repairs are outside our scope; we tell you where the clause goes beyond removal.
It is the inspection at lease end where the landlord or property manager checks the space against the lease’s surrender requirements. Items left behind, abandoned cabling or damage are what typically appear on the resulting punch list or back-charge, so we plan the exit to that list in advance.
As soon as the lease-end date is known. Early planning leaves room for building scheduling, equipment disposition and any landlord notices your lease requires. We will also look at compressed timelines after a walkthrough.
We are not lawyers and do not give legal advice. We ask for the surrender or restoration clause and the building’s move-out rules, translate them into a practical removal scope, and flag anything that should go to your counsel or broker.
Wall repair and painting, professional cleaning, hazardous materials and licensed trade work are outside our scope. We identify them at the walkthrough and tell you whether they need your landlord or a specialist, so the full list is known early. For server rooms and ceiling cabling, see our ITAD and cabling coordination.
Closeout documentation for the work we completed, including disposition records and photos, so you have a clear file for the final walkthrough. What the landlord requires beyond that is confirmed with the building early.
Have a lease-end date and a clause to meet? Let’s start there.
